1. Damages or Losses:

Sun City House Check is not responsible for damages or losses that result from age and/or normal wear and tear during a Standard Visual Inspection or Concierge Service. In addition, Sun City House Check is not responsible for property issues that arise prior-to or post inspection. We are extremely cautious and respectful during all services and strive to leave your property exactly as found.

2. Emergency Procedures:

In the event of an emergency situation, the Sun City House Check inspector will immediately contact the client and the appropriate emergency service, if applicable. During onboarding, clients are asked to provide a list of preferred contractors. In the event of an urgent situation where the client and/or the preferred contractor are not available, the inspector will reach out to the appropriate emergency party or contractor of their choice.

3. Insurance:

Sun City House Check is fully Licensed, Bonded and Insured. Our clients are required to have a full-coverage homeowners insurance policy for the subject property to be inspected.

4. Communication:

Clients of Sun City House Check are encouraged to text, call or email with any questions or concerns using the contact information at the bottom of this form.

A comprehensive report with photos will be provided to the client by email within 24 hours of each service. If the client does not wish to receive the report by email, we will gladly accommodate another form of communication upon request.

5. Key Handling/Property Access:

Sun City House Check has a secure key-handling protocol. The client can choose whether their house key is to be held securely at the Sun City House Check office or in a complimentary lockbox installed on the property. In some circumstances a client may prefer to provide a door/garage code or other means of access or an alarm code. This information will be digitally encrypted by Sun City House Check and deleted upon termination of the contract.

3. Disclosure of Limitations:

Sun City House Check provides a visual inspection and other basic maintenance services and are not trained or equipped to handle tasks such as plumbing , carpentry or electrical repairs, pest control, or hazardous material remediation.

4. Transparency in Pricing:

Fees are available for review on our website and will be included in the contract provided by Sun City House Check.

5. Background Checks:

All owners and employees of Sun City House Check are bonded and insured through Liberty Mutual Insurance and have obtained an Arizona Fingerprint Clearance Card Background Check.
